All electrical installations deteriorate with time and should be inspected and tested every 3 to 5 years for continued service. Such safety checks are commonly known as ‘periodic inspection’ or ‘Domestic Electrical Installation Condition Report’.

Portable Appliance Testing (PAT) is a mandatory Health and Safety Regulation governed by a Code of Practice issued by the Institute of Electrical Engineers.

There is a legal requirement that the landlord provides a safe building to his tenant. Should there be an accident due to a faulty or sub-standard electrical system or appliances, the landlord could find himself liable and in trouble. There is a legal obligation to get an annual Gas Safety Certification. A current certificate must be in force when any new tenant enters a property.
